Snowman Capital utilizes different strategies fitted with investors with different risk appetites to provide them stable returns and consistent upsides. Our hallmark model is the Perpetuity Model, where we seek to hold properties 30 years and beyond. However, we aim to have a liquidity event ideally within 3 years of purchasing the property, but definitely within 5 years, so investors can get their principal back first before going on a cash collecting jog with us. This provides everyone with steady cash flow for years to come, and deeply roots itself in what it means to be perpetual and stable. But we aren't afraid to change things up. If selling within 5 years is the better play and can yield you a better return, we will commit. We are flexible.
Target Markets
Based in Alexandria, Virginia, Snowman Capital concentrates on fully understanding the Northern Virginia Market and to invest locally first. This also includes the surrounding areas around Washington D.C in Maryland. The proximity allows for stronger due diligence when walking the property but also initial diligence by surveying the neighborhood. Snowman is also investigating the Raleigh and Durham markets in North Carolina, and is following up on the strong migration and job growth trends that the two cities have seen in the past decade.

Investing with Snowman isn't only about investing in where people live at any given moment and time, but is also about investing in the place that we all live. The United Nations Intergovernmental Panel on Climate Change estimates that global emissions must peak at the latest 2025, and must be halved by 2030, or else the terminal temperature in which we finally achieve net zero carbon emissions in would be at an unmanageable level. Without aiming to achieve net carbon emissions and achieving net emissions at a careful cadence, the human race will suffer humanitarian, food, and water crises on a scale we've never seen before. Snowman is committed to planting trees on every property managed and is committed to keep any trees surrounding the property and within its jurisdiction safe from adversity such as non-native vine infestations. Snowman is also committed to providing solar powered solutions on every property given financial viability. When racing against the clock to give our descendants a livable Earth, every tree, and every solar cell counts. Snowman is also committed to providing residents free tree planting lessons on a scheduled basis, so that if anyone within the community is interested, that is one more tree and one more piece to the solution!
